301 Laurel Avenue, Mill Valley, 8-units -
This is the first apartment building I sold in 1973. I have handled the sale of this property four times since then. With over 25 years of selling apartments in Marin and Sonoma, I have a working knowledge and database of information on many apartment buildings.

10 Milland Drive and 16 South Knoll, Mill Valley, 71 & 29-units -
A Marin apartment owner that had received my newsletters for years came to me with a trade requirement. They had just sold and closed escrow on a development site in the East Bay and placed $12 Million into their trade account. Their 45-day clock was ticking, the market was extremely tight and they had not been able to locate a suitable building to complete their trade. They signed an exclusive Buyer-Broker agreement with me and we located these two excellent Southern Marin, pride-of-ownership buildings. We had to compete with a total of 24 offers in acquiring the 71-unit Chateau Chillon Apartments, a trophy building on a knoll top in Strawberry.

Union Street, San Rafael, 6-units -
I had just sold this six unit building to a client two months earlier. They had anticipated doing major remodeling before putting it back on the market to sell at a profit. While networking with another agent, I learned that his client owned the adjoining building and was going before the City of San Rafael that night to obtain some development approvals. His complex was short on parking, so I suggested that my client might sell him the adjoining building to solve the problem. Great, but he needed it by that night. With the help of a long-term relationship with the Title Company, I was able to close the escrow that afternoon. Listing to close of escrow in five hours!

30-42 Bayview, Kentfield, 6-units & Marty Drive, Glen Ellen, 42-units -
A San Francisco commercial broker and his family wanted to trade out of their Kentfield units to a larger building that would offer better economics. The market was very tight and they were reluctant to sell their building without first locating a trade property. They agreed to let me fully market their property with the contingency that any sale had to be "subject to their locating a suitable up-trade." I found a buyer who was willing to do all of in inspections, remove all contingencies and then wait while we located a building. The buyer was fully aware that if I did not locate a building for my Seller, the sale would be off and he would be out the cost of his inspections and appraisal fees. We found a building within 30 days. The seller, without adding any extra money, moved up to a 42-unit building extending the benefits of leverage and gaining an increased cash flow.
